Seller's Pre-listing Inspection

A Seller’s Pre-Listing Home Inspection—also known as a Seller’s Prep Inspection—is a proactive step homeowners can take before putting their property on the market. This inspection provides a clear picture of the home’s current condition by evaluating major systems and components such as the roof, structure, electrical, plumbing, HVAC, and site conditions. New Construction Home Inspection

Performed by an independent third party before final acceptance or occupancy, this inspection ensures quality standards are met and allows for early identification and correction of issues—before they become costly or difficult to fix. You’ll receive a detailed report with findings, photos, and clear recommendations, giving you the knowledge and confidence to work with your builder and protect your investment.

New Construction Pre-drywall Inspection

A Pre-Drywall Inspection is conducted during the construction phase of a new home, just after framing is complete and essential systems (such as plumbing, electrical, HVAC, and insulation) are installed—but before the walls are closed with drywall. This critical checkpoint allows for the evaluation of components that will soon be hidden from view.  Once drywall is installed, access to structural, mechanical, and utility systems becomes limited. This inspection helps ensure the home is being built according to proper standards and that any defects,  or quality concerns are identified and addressed before the construction progresses further. It adds an extra layer of quality assurance beyond municipal code inspections.
The inspection covers the foundation, framing, roof structure, electrical wiring, plumbing lines, HVAC ductwork, window and door installation, fire blocking, insulation prep, and general workmanship. A detailed report with photos and recommendations is provided to allow buyers to address concerns early and during a key phase in the construction timeline.

First Year Warranty Inspection

A One-Year Warranty Inspection, also known as a First-Year Annual Inspection, is conducted near the end of the builder’s home warranty period—typically between the 10th and 11th month of occupancy in a newly constructed home. Its purpose is to identify any construction defects, workmanship issues, or material failures that may have emerged during the first year of regular use, all while still within the builder’s warranty coverage. Even in well-constructed homes, normal settling and wear can uncover problems that weren’t visible at move-in. This inspection provides an objective evaluation of the home’s condition, giving you the necessary documentation to request repairs before the warranty expires. It includes a  review of all major systems and components, such as the roof, foundation, electrical, plumbing, HVAC, insulation, doors, windows, and interior and exterior finishes. Commercial Property Inspection

Our Commercial Property Inspection provides a comprehensive evaluation of a building’s structure, major systems, and site conditions to give buyers, investors, lenders, and property managers a clear picture of the property. Typically conducted before a purchase, lease, or investment, this inspection provides critical insight into the property’s current condition and anticipated maintenance or capital needs. Covering key components such as the roof, structure, HVAC, electrical, plumbing, fire protection, ADA compliance, and site features, this inspection identifies safety concerns, deferred maintenance, and potential high-cost repairs. Pool and Spa Inspection

Mold Inspection

Our Standard Mold Inspection includes a complete home mold assessment and professional air sampling (one outdoor control and two interior samples) to identify hidden mold issues and protect your health.  For larger homes over 2,000 sq. ft. or areas that require closer evaluation, additional air samples can be taken as needed.  If visible mold is present, we also offer direct sampling and testing to identify the specific type and severity.  Whether you’ve noticed musty odors, past water damage, or want peace of mind before buying a home, mold testing helps uncover problems before they become costly. Common household molds such as Cladosporium, Aspergillus, Penicillium, and Stachybotrys (“black mold”) can trigger allergies, respiratory irritation, and damage your property—making early detection essential for a safe, healthy home.

While Arizona’s average radon levels are lower than the national average, about 1 in 15 homes still exceed the EPA’s action level of 4.0 pCi/L. Our thermal imaging inspection uses advanced infrared camera technology to detect hidden issues that aren’t visible to the naked eye.
